To help ensure a smooth and efficient move-out process for all residents, please carefully review the information and procedures outlined below. Due to the high volume of move-outs, these guidelines will be followed consistently without exception. We appreciate your cooperation and attention to detail during this transition.
Important Move Out Information
Early Move Out Inspections: Many residents move out prior to the lease end date of July 31, 2026. All residents may schedule a move-out inspections with management. If you would like to be present for a move-out inspection prior to your move-out date, inspections are available by appointment only. Please call or visit the office to schedule your inspection at least two weeks in advance.
All inspections must be completed by 5:00 PM on Monday, July 27, 2026, and appointment availability will be very limited. If you are moving out past this date, your move out inspection will be completed on July 31, 2026.
At your scheduled time, you will meet a designated staff member at your apartment. All personal belongings must be fully removed before the inspection, and you must be ready to relinquish keys immediately following the inspection, as you will not have access to the unit afterward. The inspection will NOT take place if you have not fully emptied your belongings and are prepared to vacate. If multiple residents are moving out, please coordinate schedules so all bedrooms can be inspected at the same time.
RETURNING YOUR KEYS TO THE LEASING OFFICE PRIOR TO YOUR LEASE END DATE DOES NOT RELEASE YOU FROM YOUR LEASE OBLIGATIONS. YOU WILL REMAIN RESPONSIBLE FOR ALL LEASE TERMS, INCLUDING RENT AND ANY APPLICABLE UTILITIES, THROUGH THE END OF YOUR LEASE. ALL ROOMMATES WILL CONTINUE TO SHARE EQUAL RESPONSIBILITY FOR ANY COMMON AREA CHARGES UNTIL THE LEASE TERM EXPIRES. PLEASE NOTE THAT MOVE-OUT INSPECTIONS WILL NOT BE CONDUCTED UNTIL THE END OF THE LEASE AGREEMENT.
Move Out Deadline: If you choose not to schedule an appointment for move-out by July 27, please be sure to return your unit fob, bedroom key, mailbox key, and parking pass to the office no later than 12:00 pm on July 31, 2026. If you do not check out by this deadline, you will be considered a “Holdover” and will be assessed charges and subject to legal action. Any missing keys will be charged back to your final move out balance.
Cleaning and Damages: The entire apartment will be inspected, even if only one resident is moving out, and the unit must be fully cleaned. Responsibility for the common areas will be shared between both outgoing and renewing residents. Please refer to the Cleaning Procedures below for additional details.
Any charges for cleaning or damages in common areas—including living and dining spaces, kitchens, laundry rooms, and closets—will be divided equally among all roommates, unless one person claims the damage in writing. For more information, please review the Estimated Charge List below for additional details.
Each resident is individually responsible for the condition of their bedroom and bathroom. Any pet-related damage in common areas will be charged to the registered pet owner on file. If a pet is not registered with the office, those charges will be split evenly among all residents. We strongly encourage you to confirm that all pets in your unit are properly registered to ensure accurate billing.
You will not be held responsible for any discrepancies noted on your move-in inspection unless those items were addressed by management and the issue reoccurred after the repair was completed. You will not be charged for general “wear and tear” in your apartment. Please see below examples of what is considered normal “wear and tear.”
Normal Wear and Tear – Not Charged*
Considered Resident Damage*
Minor scuffs or small nail holes in walls
Large holes, dents, bedrub, or unauthorized paint on walls
Faded paint, flooring, or furniture from sunlight
Stains, burns, or pet damage on carpet/floors
Light carpet wear/age in high traffic areas
Broken appliances, fixtures, furniture, or windows due to misuse
Loose door handles or cabinet hinges over time

*Please note these are common examples, and not an all-inclusive list. Management will make determinations on “Wear and tear” charges. Other documented damages not listed will still be charged.
Final Move Out Balances and Disputes of Damage Charges: Any outstanding balances must be paid in full at the time of move-out. In accordance with the lease agreement, any unpaid balance may result in a corresponding portion of the security deposit (if applicable) being applied or forfeited.
Final move out statements will be sent within 10 days of your lease end date (July 31), with all damage deductions documented and priced. If you have a deposit, it will be mailed to your forwarding address within 30 days, minus any damage deductions.
Any disputes of damage charges must be made in writing to our email address: 930nomo@assetliving.com. Disputes must include: Resident Name, Apartment Number, Charge Being Disputed, and Reason for Dispute.
Disputes will not be accepted after August 15, 2026. You will receive a response to your dispute no later than August 20, 2026. Unpaid balances will be sent to collections on September 1, 2026.
Forwarding Address: Please update your forwarding address in your Resident Portal to ensure your Financial Move-Out Statement is sent to the correct location. Please note, this address is used only by our team for move-out correspondence and does not forward your personal mail.
How to update your mailing address:
To forward your mail, you must submit a change of address with the U.S. Postal Service. You can do this by visiting your local post office or online at www.usps.com under “Change of Address.” A $1.25 fee applies for online submissions. Be sure to also cancel or update any subscriptions and change your address on frequently used websites, such as Amazon, to avoid any delivery issues.
Onsite Renewal Transfers: If you are transferring to another apartment within the community, you will be notified directly of your assigned transfer date(s). You must be prepared to move from your current apartment to your new apartment within a 24-hour period. Your current apartment must be fully cleaned and ready for inspection by the assigned date. Any damages identified during the inspection will be charged to your account and are due upon receipt.
